Are You Too Old for Flipping Property?


If you’re wondering whether you’re too old to start flipping property, then you can consult actor Woody Harrelson for some guidance. No, the “Zombieland” actor is not making a name in the field of real estate investing. However, he made headlines for helping a soccer team win an exhibition match whose proceeds went to UNICEF programs.

During the match the happened in Old Trafford, Manchester – the home of Manchester United, for those who are not into this sport – Woody scored the winning penalty kick against the other team. What’s interesting here is that the 48-year-old star of “No Country for Old Men” actually took up the sport only in his forties. Soccer, which is known in most parts of the world as football, is unlike flipping houses in many ways. What is certain is that the sport is physically and mentally demanding. If one can start playing soccer at 40, surely one can also start flipping property at this age.

And compared to the world’s most popular sport (we of course will argue it’s NFL or NBA but we’re wrong), real estate investing is less exhausting to the body. Flipping real estate, which comes in at least two forms, will prove this point. The first form, wholesaling houses, is about placing properties under contract. That contract will then be assigned to a buyer for a fee. If you can still drive around town or jog around your neighborhood with ease, age is unlikely to be a deterrent.

The other way of flipping real estate is called rehabbing houses. In this method, the investor will search for a dilapidated property, renovate it, and then sell it for a higher amount. Now, this is physically demanding and age will catch up with you if you’re not fit enough. However, do you need to do the repair work on your own? Of course not. You can always hire a contractor who will paint the sidings, replace broken windows, install a new toilet, and what not for you. You can then concentrate on finding a buyer for the property.

But enough of the work you need to log to make your flipping property business a success. If you’re over 40, then you still aren’t too old to enjoy the fruits of this business. Take note that because scores of cheap properties are available in today’s market, investors are able to pocket huge pay checks from their deals. That is why they can afford to take a vacation every now and then. Some of them even retire early.
