Rehabbing Houses is a Fun Way to Make Money in Real Estate

Whoever said that rehabbing houses is no fun probably doesn’t have any sense of adventure in his or her body. Renovating old houses is a lot of fun, actually. For starters, you can satisfy your curiosity on how a carpenter or a plumber spends his day on the job. If you have a knack for home improvement and doing DIY jobs, you’ll surely love fixing and flipping properties.

One of the most enjoyable aspects of rehabbing properties is doing the demolition job. If you need to work out your aggression, you can do it on the house that you want to fix and flip. You can smash obtrusive walls to make more space or to improve the layout of a particular room. If you’re feeling down, “angsty,“ or just plain depressed, you can rip the old wallpapers apart (or the carpet if you want) to let out some steam. Just be careful, though, because you don’t want to destroy the house’s foundation and send the property crashing down on you.

For those who have an unexplainable need to scrub things clean and remove clutter, rehabbing houses is the perfect way to let out your quirks. Before you start the rehab process, you must thoroughly clean the property inside and out. Removing the garbage that has accumulated in the property gives you more room to move. In addition, it makes your work environment more pleasant and comfortable.

And once the renovations are complete, you also have to clean the house for the nth time to make sure that your fix and flip project will easily attract the attention of buyers. As we all know, one of the strategies in convincing a buyer to purchase a rehabbed property is to ensure that windows are sparkling clean, countertops are dust-free, and floors are void of dirt. So if you’re a stickler for neatness and cleanliness, you ought to be a member or the leader of a rehabbing team.

Renovating real estate for profit is also the perfect job for handymen and DIY (do-it-yourself) aficionados. A person with a talent for fixing things up or redecorating the house will certainly enjoy earning a large sum of money while doing the job he or she loves the most.

Rehabbing houses is like a fun-filled adventure that will satisfy almost everybody. If you want to learn more about this awesome way to make money in real estate, visit www.Rehab-Real-Estate.com.

Rehabbing Houses: Having Fun While Driving For Dollars

Rehabbing houses is profitable – it is a given fact but it’s not the only reason why I choose to stay in the business. This niche of real estate investing comes with a wide range of fun “freebies” that I can share with the rest of my family. We don’t only get the chance to eat meals three times a day. More than that, we get to have fun while enjoying each other’s company – something that many of my fellow property investors also enjoy. This is how my typical Saturday goes.

I treasure my weekends because these are the only days of the week when all my kids are home. I wake up early in the morning to cook breakfast and to help my wife do some household chores. After we finish breakfast, it’s time to give the kids a little treat – while working (take note.) I tag my two boys along with me while I drive for dollars.

“Driving for dollars” is the term used by investors to refer to the process of driving around an area to hunt for potential properties to rehab. At the start of the month, I list down potential areas that I would want to visit. I usually allot 1 weekend for 2-3 nearby areas. If you are just about to start rehabbing houses, one tip that I have learned from experienced rehabbers is to look for ugly houses in nice villages. I make it a point to talk to as many people as I can. Neighbors are the best sources of information. Ask them where to find distressed properties in the area (if any.) I also take this chance to learn more about the neighborhood. How long do properties usually sit in the market? What type of houses sell fast? What specific factors do buyers usually look for?

When I spot a potential property, I check it thoroughly for repair needs. Houses that need structural repairs are automatically scratched off my list. Plumbing and electrical repairs can be very costly. When looking for a house to rehab, consider properties that require only cosmetic repairs – repainting, carpeting, landscaping, and other minor repairs.

Of course to make this drive fun for the kids, we have games inside the car. I also ask them to spot the ugly properties in the neighborhood for me. I get to do everything that I need to do as a rehabber but at the same time, I also get the chance to assume the role that I enjoy the most – being daddy! So the next time that you drive for dollars, tag the kids along and have a wonderful time.

Back for Buck Secrets for Rehabbing Houses

When rehabbing houses, veteran investors use what they call “bang for buck” repairs. These are the types of home improvement projects that cost less but result in a significant increase in the value of the property. Many rehabbers have discovered these secrets rehab after rehab. Want to know some of them? Here are some bang for buck secrets you can use to elevate your real estate investing business.

Let the magic drip. You may not know this but faucets and other plumbing fixtures are actually among the small details of a house you must focus on. Rehabbers must replace these fixtures even if they look relatively decent or are still working. For a very small price, you can make the prospect buyers touch the feel of a new house – literally. When they twist the faucet and see the glimmer, they will fall for the property. In today’s market, long stem faucets are considered fashionable and class.

Green is in. When rehabbing houses, one area you should pay particular attention to is the lawn. The lawn serves as the smile of a home. If the front yard looks bad, then the property will appear sad. So even if you do the repairs inside the property, make sure that you still water the grass outside every day. If there is a need to repair the lawn, do it as well. Remember, green is in.

Light the way. You may now notice it but a well lit room always appears bigger than a dark room. Lighting plays a crucial part is improving the overall appearance of the interiors. They also brighten the mood in the house so these are replacements you must include in your priority. If you are looking for lighting fixtures, make sure you buy those that give the room a touch of elegance. There are scores of cheap lights and bulbs that actually look posh.

Flush the negative vibes. If you’ve tried inspecting a house before, you’ll realize that you tend to scrutinize the bathroom. That’s a natural tendency among home buyers. That is why investors pour a significant amount of money when repairing bathrooms. Those who are successful in rehabbing houses are investors who plan well the improvements they will do in the bathrooms. They install a new tub, new shower and toilet, and new and shiny bathrobe holders. You can also include a mirror in a well lit wall.

Try these “bang for buck” secrets and you’ll notice an increase in your profits. You’ll also see a drop in expenses. If you want more secrets from veteran rehabbers, just go to Rehab-Real-Estate.com.
